How has the popularity of the districts changed in recent years?
With its 24 districts, the Mozart city of Salzburg is an important congress and trade fair location that is home to many service and commercial companies and has a variety of educational, cultural and tourist offerings. Known worldwide due to the Salzburg Festival, Salzburg has experienced a growing appreciation among property seekers in recent years, with not only the Old and New Towns but also districts such as Mülln, Nonntal and Leopoldskron-Moos as well as Elisabeth-Vorstadt, Aigen and Parsch asserting their advantages for young and old.
Price development of the various locations
Due to their micro-location with strongly fluctuating structures and qualities, residential prices differ considerably within Salzburg’s districts. For example, the average purchase price for a residential property with 100 square metres in the district of Gneis is currently around 7,676.09 EUR/m², which is a significant price increase compared to the previous year (6,818.49 EUR/m²). However, the comparatively high price level in terms of residential and commercial real estate is matched by an equally high quality of life with well-kept residential areas, pleasant neighbourhoods and an excellent infrastructure. While districts such as Gneis or Aigen promise exclusivity, it is quite possible to live relatively inexpensively in Salzburg, starting with the Schallmoos district as an affordable residential area (approx. 3800 EUR/m²) and continuing through Itzling, Lehen, Taxham and Elisabeth-Vorstadt.
The changes compared to the previous year are not so strong in the province of Salzburg, as a strong increase in prices and demand was already forecast last year. For 2022, the forecast is that demand for real estate will increase by 6.1 %, but supply will decrease by 2.9 % for various reasons. Prices are expected to rise by 4.6 %.
Especially for condominiums on the outskirts of the city, the price increase will be significant: Properties are expected to become more expensive by 5.7 %. In the countryside, the price increase will amount to 2.6 %. An upward trend is also foreseeable for rental properties: Rental flats in central locations are expected to become 3.3 % more expensive, and if they are located on the outskirts of the city, the increase will be as high as 4 %. Rental flats in the countryside will also become more expensive – by 2.9 %.
Prices of new construction projects
Strong price increases are expected for new construction projects in the province of Salzburg: prospective buyers will now have to pay 8.4 % more. For building plots, the figure is only slightly lower at 7.8 % more. The background is both the increased demand as well as the increased construction costs and the significantly reduced supply. For single-family homes, there was 5.6 % more demand in 2022. On the other hand, supply fell by 2.1 %. Therefore, there is a price increase of 6.1 %.
In the case of luxury flats, the price depends strongly on the location, but a price increase is also noticeable in this segment. Prices are similar to those in Kitzbühel. Rental flats are currently available in abundance: Due to tourists dropping out during the Corona pandemic, many properties that were previously used as holiday homes are now regularly rented out. Both for properties for sale and for rent: gardens and terraces are particularly popular.
In the coming year, too, many Salzburgers will be drawn to the countryside – as long as the infrastructure and transport connections are suitable.
These are the most popular locations
Currently, the most sought-after residential areas for families with children include Parsch, Langwied, Bergheim, Taxham and the south of Salzburg with Grödig and Anif, all of which offer a safe environment as well as good educational and leisure opportunities. Young people and students, on the other hand, feel particularly comfortable in Herrnau, Nonntal, Schallmoos and Lehen thanks to their proximity to educational institutions and nightlife districts. Seniors get their money’s worth in terms of good transport connections and a rich cultural offering around Salzburg’s old town. The popular residential areas for seniors are, Aigen, Parsch, Anif, Grödig or quite close to the city in Riedenburg.
